About our landlord roof survey in Stotfold

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. You or your agent arrange access and we will say what we need when you book. Where we can’t get into part of the building, the report says so. We survey blocks of flats, flat roofs on blocks and converted houses, and people most often book us about blocked gutters over flats and gaps where tiles or slates have slipped.

Trees around homes in smaller places like Stotfold drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. A visit to a smaller place like Stotfold is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

Stotfold homes and their roofs

Historic houses like Hinxworth Place, about 2.4 miles north-east, show how far back building in the area around Stotfold goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Arlesey station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How we price landlord roof surveys

All our prices include VAT. The things that change the price are:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

FAQs for Stotfold

Does a conservation area affect roof work in Stotfold?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Arlesey station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.

Is Stotfold in your area?

Yes. We survey roofs across London and South East England, Stotfold included.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Should I look at the roof myself first?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Why act early in Stotfold

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. We check the roof, not just the symptoms. Around Stotfold, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for the job before you book.

What we’re asked to look at in Stotfold

Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Problems we come across often include:

  • Parapets and upstands in poor repair
  • Cracked or lifting flashings
  • Loose ridge or hip tiles
  • Gutters overflowing onto walls

For site and facilities teams at buildings such as Roecroft Lower School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • Whether the roof space is looked at, where there is one
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
