What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What your policy covers, which depends on its wording
  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Slate and tile slopes
  • Gutters and fascias

Storm damage roof report in Stotfold

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. We survey flashings, slate and tile slopes and chimney stacks, and the problems we are asked to look at most are gutters pulled loose in the wind and slipped or missing slates or tiles.

In older homes around places like Stotfold, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. With a bit of garden around a house, as there often is around Stotfold, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Advice

How the survey changes by roof type

Ridge and hip tiles

The ridge and hips are among the most exposed parts of a roof. The survey notes loose, cracked or missing ridge and hip tiles.

Lead flashings

Flashings with older defects often fail in high winds. We record what looks recent and what looks older.

Questions from Stotfold

Will you come out to Stotfold?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Stotfold?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or email us.

Will you deal with the insurance company for me?

No. Our report is an independent record for you to use. The insurer may send a loss adjuster of its own.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.

Storm damage roof reports in Stotfold: local notes

The wider area around Stotfold has a long history of building, with Hinxworth Place about 2.4 miles north-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building such as Roecroft Lower School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of St Mary the Virgin, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you let a flat or house near Arlesey station, tracing a leak quickly matters when a tenant is living with it.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check how your policy defines a storm
  • Take photos of stains and damp inside
  • Keep receipts for any emergency work
  • Keep any slates, tiles or debris that fall, if it is safe to do so

Once we’ve been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters and outlets clear so heavy rain can drain away. Overflowing gutters can make storm damage worse.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
