Need a gutter survey in Stotfold?

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Parking around Stotfold is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure the loft hatch can be reached

How a gutter survey works in Stotfold

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We are frequently asked to look into hoppers and outlets full of debris and fascia boards damaged by overflowing water, across downpipes, outlets and hoppers and valley gutters.

Around Stotfold, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

What affects the cost of gutter surveys

Prices vary from roof to roof, and it comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date
  • The property’s address and postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a smaller place like Stotfold, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Stotfold homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.4 miles north-east lies Hinxworth Place, a reminder of how long the area around Stotfold has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Arlesey station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Roecroft Lower School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Honest limits

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Gutters out of sight from each safe vantage point
  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls

Stotfold: your questions answered

I let a flat near Arlesey station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Stotfold is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or send us an email to arrange a day.

Is a CCTV drain survey included?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Do you look in the roof space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
