How a roof survey works in Fairfield
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey flat roofs, the roof space and ridges, hips and valleys, and the problems we’re asked to look at most are leaning or weathered chimney stacks and ridge tiles that have lifted or moved.
In a small place like Fairfield, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in Fairfield
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.
Signs worth acting on include:
- Flashings that have come away from the wall
- Valley linings that have cracked or split
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
If your home is one of the older ones in the streets near St Thomas' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

- What they won’t be able to tell you
- What exactly goes into their report
- Whether the inside of the roof is included
What affects the cost of roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- The package you choose: Basic, Standard or Premium
- Height and safe access
- The use of thermal imaging or a drone
- Chimneys, valleys, parapets and other details
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Booking your survey
When you call or email, these details help:
- Your timetable, like an exchange date
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or email us.
The survey, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Fairfield, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- Move anything stored under the loft hatch
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work

What else we do in Fairfield
What happens if roof problems are left?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. Older cottages and farmhouses around Fairfield can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What a roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the roof structure meets design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

- Natural slate
- Flat roofs

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Fairfield homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 3.7 miles north-east lies Hinxworth Place, a reminder of how long the area around Fairfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Anyone responsible for a site like Fairfield Park Lower School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Letchworth Garden City station, a dated record of the roof is useful when planning maintenance across a let.

Common questions in Fairfield
Is my home in Fairfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near Letchworth Garden City station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
