About our flat roof survey in Rooks Nest

Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We are frequently asked to look into pools of water lying on the roof and blisters and bubbles in the covering, across single-ply membranes, GRP fibreglass and felt flat roofs.

In a village or hamlet like Rooks Nest, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two at most homes, and longer for a large or complex roof. Rural addresses near Rooks Nest can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Advice

When you need someone else

In fairness, there are limits to any roof survey:

  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What we look at

  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes

Local flat roofs in Rooks Nest

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Stevenage, which Rooks Nest is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check them before they’re disturbed.

Take an older house close to Church of Saint Nicholas: the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Stevenage station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Trotts Hill Primary and Nursery School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Rooks Nest is about 1 mile north of Stevenage, in Hertfordshire. Bookings from Rooks Nest are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Hertfordshire, large and small. There is also a page for Milton Keynes.

Rooks Nest questions

Is my home in Rooks Nest listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Rooks Nest within the area you cover?

Yes, Rooks Nest is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How long is the visit?

Expect it to take between one and two hours for a house, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.

Prices for flat roof surveys in Rooks Nest

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will suggest the right survey. We confirm the price before anything is booked.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Plan a survey before the covering reaches the end of its usual life
  • Check that new brackets or units haven’t damaged the covering
  • Note any new marks on ceilings beneath the roof
  • Note the date and type of any roof work

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the flat roof.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
