Flat roof survey in Bedwell: what you get
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’re worried about damaged trims at the roof edge and failed upstands where the roof meets a wall, we can find out what’s behind it.
In smaller places like Bedwell, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Limit foot traffic on the covering
- Treat rooflights and old sheeting as fragile
- Note the date and type of any roof work
- Clear roof outlets and gutters each autumn
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the deck or insulation hidden under the covering
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Flat roof surveys in Bedwell: local notes
Stevenage, which Bedwell is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check them before they’re disturbed. Historic houses such as Knebworth House, about 2.4 miles south-west, show how far back building in the area around Bedwell goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
If you own a rental within reach of Stevenage station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as Broom Barns Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Parish Church of St Andrew and St George, flat-roofed rear additions and dormers added over the years are worth checking.

The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most houses, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Bedwell is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photos and recommendations and emailed to you.

Advice
How we price flat roof surveys
To price your survey, we look at:
- How tall the building is and how easy the roof is to see
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Booking your survey
A few details help us point you to the right survey and price. When you get in touch, it helps to mention:
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
- Access details, like a loft hatch or a shared roof
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.
Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
FAQs for Bedwell
Will you come out to Bedwell?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
My home in Bedwell has a flat-roofed garage or porch. Is it worth having that looked at?
Typically, yes: tell us about it as you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Stevenage, and older felt coverings may be near the end of their life.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Different roofs, different checks
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
