What this survey cannot tell you

It’s useful to know what a survey will not do before you book:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

About our flat roof survey in Rushden

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed failed upstands where the roof meets a wall and blisters and bubbles in the covering, a survey will tell you what’s going on.

Somewhere as small as Rushden, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a flat roof survey looks like in Rushden

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Landlords with a home close to Baldock station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark like Church of St Mary, the joins between later flat roofs and the old walls are where problems usually start.

Rushden questions

Do you cover smaller places like Rushden?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Rushden?

Yes, Rushden is one of the places we work. The survey and report are the same in Rushden as anywhere else.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How long does the survey take?

It normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We’ll confirm the timing when you book.

Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

The survey, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours for a house, and longer for a large or complex roof. In a hamlet or village like Rushden, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Keep records of when the roof was laid and what work has been done
  • Have the roof looked at again after a severe storm

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

How we price flat roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

There’s no need for technical words. It’s enough to tell us:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

Surveys for landlords and agents in Rushden
