When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Details hidden from sight
  • Legal advice on your contract
  • A promise that the roof won’t leak

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Ridges and verges
  • New-build homes
  • New flat roofs
  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers

How new roof snagging works in Rushden

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags frequently show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey flashings and valleys, new-build homes and loft conversions and dormers, and the problems we are asked to look at most are offcuts and broken tiles left behind and broken coverings left on a new roof.

For a small place like Rushden, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

When to book a survey in Rushden

Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.

We are frequently asked to look at:

  • Gaps at new flashings
  • Signs of condensation in the roof space
  • Damage to other parts of the building
  • Ridge and hip tiles not properly fixed

The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Rushden questions

Is Rushden in the area you cover?

We do. Every survey there gets the same written report with photos.

Do you cover smaller places like Rushden?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long does new roof snagging take?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How do I arrange new roof snagging in Rushden?

The quickest way is to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey seven days a week.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

New roof snagging around Rushden

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Let your roofer know an inspection is planned
  • Keep the contract and invoices together
  • Note the end of any warranty or defects period
  • Check ceilings and the loft after heavy rain

Once the snags have been dealt with, keep the report with your roof paperwork. It is a dated record of the roof at handover.

Keep paperwork for the new roof together. Add the snagging report to it.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Rushden, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • Move anything stored under the loft hatch
  • Let us know about parking near the property
  • Tell us about any leaks, stains or damp patches you know of

Leave it or get it looked at?

Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where applicable. For older village homes like those around Rushden, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. We’ll confirm the figure before booking.
