Leaks and storm damage in Rushden

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to Church of St Mary: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you own a rental within reach of Baldock station, a clear finding on where water gets in helps you brief a roofer right away.

About our roof leak investigation in Rushden

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. Common reasons to book are drips from nail tips in a cold loft and staining where a gutter or parapet meets the wall, on chimney stacks, valleys and parapet gutters and rooflights and dormers.

In a village or hamlet like Rushden, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two, more where the leak is intermittent or the roof is large. In a small place like Rushden, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Different roofs, different checks

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check whether pipes or tanks run near the stain
  • Let us know what has already been tried
  • Catch drips in a bucket and protect the floor
  • Record whether it leaks in every downpour or only some

We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Rushden: your questions answered

How do I find out if my home in Rushden is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Rushden?

Yes. Rushden is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is there anything I need to do before the visit?

Check the loft can be reached. Gather any photos and notes about when it leaks, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Why act early in Rushden

Water and electrics do not mix. Keep away from any fitting that water is reaching and have an electrician check it. Finding where the water is getting in should follow right away. Older cottages and farmhouses around Rushden can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
