Roof leak investigations near Sandon

Do you need a roof leak investigation in Sandon?

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Signs worth acting on include:

  • Leaks below a flat extension roof
  • Ceiling stains that grow after rain
  • Damp on a chimney breast
  • Water that shows only in certain storms

Anyone responsible for a site like Sandon Junior Mixed and Infant School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before booking

  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
  • What insurance they carry

What to expect from a roof survey

About our roof leak investigation in Sandon

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at water coming in around a roof light or dormer and water through the ceiling under a flat roof, on valleys and parapet gutters, lead flashings and the roof space.

Roofs in small places like Sandon often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Water from pipes, tanks or heating systems
  • An intermittent leak that shows no trace on the day
  • What’s under the covering or behind the plaster

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Sandon: your questions answered

Is my home in Sandon listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Sandon?

Yes, Sandon is one of the places we work. Every survey there gets the same written report with photos.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.

Is it a leak or condensation?

It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Do not touch fittings that water is reaching
  • Stay off ladders and the roof
  • Photograph the stain each time it appears
  • Move stored items away from the hatch

We email the report to you, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Wind, rain and roofs in Sandon

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in.

If you let a flat or house near Ashwell & Morden station, a tenant living with a leak needs the cause found, not just the stain painted over. If you own one of the older houses in the streets near Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block

How the survey works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Sandon often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.
