Independent pre-purchase roof surveys in Sandon

Pre-purchase roof survey in Sandon: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. You get a report with photographs. If you’ve noticed roof slopes that look uneven or sagging and blistered or split felt on a flat roof, we can find out what’s behind it.

Some older homes in villages like Sandon are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Look for fresh paint on upstairs ceilings at viewings
  • Let us know your exchange date when booking
  • Ask whether there are papers for past roof work
  • Book once your offer is accepted

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Common questions in Sandon

Is Sandon in the area you cover?

Yes, Sandon is one of the places we work. The survey and report are the same in Sandon as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Sandon?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll explain what’s needed.

Prices for pre-purchase roof surveys in Sandon

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

What a pre-purchase roof survey looks like in Sandon

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you live in an older home near Church of All Saints, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Ashwell & Morden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Why it is worth a survey now in Sandon

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in, with photos of anything that needs attention. In a place like Sandon, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

When you need someone else

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the house (that is a RICS home survey)
  • Asbestos testing of any kind

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Gutters and downpipes
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Sandon, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
