FAQs for Radlett

Do you cover smaller places like Radlett?

Yes. Radlett is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Radlett?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Will this cover the whole house?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

How long is the visit?

Time on site depends on the roof; most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How a flat roof survey works in Radlett

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and common reasons people get in touch are ponding water that doesn’t drain away and damaged trims at the roof edge.

In smaller places like Radlett, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flat roofs in Radlett

High Elms Manor, about 3.3 miles west, is one of the historic houses in the wider area around Radlett. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If your home is one of the older ones in the streets near St John, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like St John's Church of England Infant and Nursery School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two at a typical home, and more on a big or complicated roof. You are welcome to ask questions while we are there. A visit to Radlett is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • Keep pets in another room

Advice

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

What affects the cost of flat roof surveys

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • The property’s address and postcode
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What we are asked to look at in Radlett

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Common reasons to book include:

  • Cracked or split membrane
  • Outlets that hold water back
  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims

If you let a flat or house near Radlett station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before booking anyone

  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • Their insurance cover
  • How much experience they have with roofs like yours

What a roof survey includes

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether old sheeting or boards contain asbestos
  • An exact number of years the roof has left
  • Fragile surfaces, which we don’t walk on

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

Different roofs, different checks

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.
