New roof snagging in Radlett: what you get
Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. We survey ridges and verges, new-build homes and loft conversions and dormers, and the problems we’re asked to look at most are underlay not dressed into the gutter and loose or badly finished ridge tiles.
In a smaller place like Radlett, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
What you get is a clear record of the new roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Details hidden from sight
- Estimates of what fixes will cost
- Fixings and underlay hidden under the coverings
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Radlett questions
Is Radlett within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Radlett?
Yes, Radlett is one of the places we work. The survey and report are the same in Radlett as anywhere else, and visits run on weekdays and weekends.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How much time does a snagging visit need?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
Will you check every nail and clip?
No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.
When to book a survey in Radlett
Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.
We’re often asked to look at:
- Debris left in gutters or valleys
- Signs of condensation in the roof space
- Underlay not dressed into the gutter
- Untidy or loose verge details
Take an older house close to St John: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before you book
- Whether VAT is added on top
- What the survey will not cover
- Whether the loft is part of the inspection
- Their drone registration, if they fly one
How it works
Once we have finished looking, we write up our findings as a written report with photos. On timing, it typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Some parts of a survey depend on the weather, so a visit to Radlett is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photographs.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Dig out any old roof reports or invoices

Leave it or get it looked at?
You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. On a bungalow or cottage around Radlett, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
