- Patches of heat loss across the roof
- Areas of a flat roof that may hold water
- Damp patches with no obvious cause
Thermal roof surveys for homes and businesses in Radlett
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Typical surveys look at patches of heat loss across the roof and leaks far from where the stain appears, on pitched roof slopes, insulated roof spaces and loft conversions.
Even in a smaller place like Radlett, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Airspace, weather and Radlett roofs
Radlett is about 3 miles from Elstree Aerodrome. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. With High Elms Manor about 3.3 miles west, Radlett sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as St John's Church of England Infant and Nursery School, thermal images can show where wet insulation sits under a big flat roof. If your home is one of the older ones in the streets near St John, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Radlett is about 3 miles north-west of Borehamwood, in Hertfordshire. Roofs in Radlett get the same thorough look as anywhere else in Hertfordshire. Our Hertfordshire coverage includes Radlett and the places around it. London is in our area too.
Here we cover the WD7 postcode area for thermal roof surveys. You will find streets like Upper Station Road, Station Road and Barn Close, and we cover them all. We also work in nearby towns such as Watford (4 miles south-west), Hemel Hempstead (8 miles north-west), St Albans (5 miles north), Welwyn Garden City (10 miles north-east), Harpenden (9 miles north) and Hoddesdon (14 miles east).
Around Radlett
Around Radlett, our work takes us to homes and buildings near The Cat And Fiddle Public House, among other places. There’s a railway station in Radlett itself: Radlett station. Other landmarks nearby include Radlett and District Museum (under half a mile south-east) and Harlequin Centre (3.7 miles south-west). For a walk, there’s Verulamium Lake and Broad Colney Lakes.
Why get it checked now?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. With lower homes, common in places like Radlett, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Do you need a thermal roof survey in Radlett?
Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.
Things that often lead to a survey include:
- Stains that keep coming back
- Leaks far from where the stain appears
- Damp around chimneys and parapets
- Wet areas near outlets and upstands
If you look after a shop, office or commercial unit, for instance near Harlequin Centre, thermal images can show trapped moisture across a wide commercial roof.

- Are they insured for the work?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What we look for on each type of roof
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
Radlett: your questions answered
Does a conservation area affect roof work in Radlett?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Radlett?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
How do I book a survey in Radlett?
To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will the camera show exactly where the water is?
The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.
Prices for thermal roof surveys in Radlett
Not every roof costs the same to survey, for these reasons:
- How many separate roofs there are, such as extensions, dormers and garages
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.
Getting in touch
These details help when you get in touch:
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
- Photos of the roof, taken safely from ground level or a window
- Your timetable, like an exchange date
Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Move stored items away from the loft hatch
- Do not switch the heating off before the visit
- Check outlets after heavy rain
- Keep a record of when stains appear
If the images suggest moisture that cannot be confirmed, we will say what would help next, for instance electronic leak detection or a roofer opening up a small section.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Homes around Radlett often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
