Pre-purchase roof surveys in Radlett

Buying a home or a new roof in Radlett

Historic houses such as High Elms Manor, about 3.3 miles west, show how far back building in the area around Radlett goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you let a flat or house near Radlett station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as St John, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

About our pre-purchase roof survey in Radlett

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a report with photos and recommendations. Common reasons to book are slates or tiles that have slipped or gone and bitumen or mortar used in place of proper repairs, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.

Around Radlett, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Surveys for landlords and agents in Radlett

Landlords, agents and building managers in Radlett and across Hertfordshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Ask when the roof was last worked on
  • Check the lease for roof repair responsibilities
  • Watch for stains or fresh paint on ceilings below the roof
  • Don’t leave it until just before exchange

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What we need to know

These details help when you get in touch:

  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us.

What we do, step by step

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Parking around Radlett is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Check the loft hatch can be reached
  • Leave side gates unlocked

Advice

Radlett: your questions answered

Are there drone restrictions around Radlett?

Typically it comes down to two things: the airspace at the address and the weather. Elstree Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Is my home in Radlett listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.

Do you go up on the roof?

Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, call 07833 053749 or send us an email.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
