About our pre-purchase roof survey in Round Bush

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. We survey flat-roofed extensions and dormers, chimney stacks and the roof space, and common reasons people get in touch are flashings that have lifted or split and gaps where slates or tiles have come loose.

Being in a small place like Round Bush makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. For a village or hamlet like Round Bush, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • For flats, check roof access has been agreed
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Landlord and commercial surveys in Round Bush

Landlords and agents in Round Bush book surveys as well as homeowners. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

How we price pre-purchase roof surveys

To price your survey, we look at:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The size of the roof

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for the job before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Common questions in Round Bush

Do you cover smaller places like Round Bush?

Yes. Round Bush is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Round Bush is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does a pre-purchase roof survey take?

It usually takes between one and two hours at most homes, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Local roofs and buyers in Round Bush

About 2.9 miles north-west lies High Elms Manor, a reminder of how long the area around Round Bush has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of Radlett station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark such as Church of St John the Baptist, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Why act early in Round Bush

A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. In a place like Round Bush, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
