About our gutter survey in Radlett

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed choked outlets or hopper heads and gutters full of debris and silt, we can find out what’s behind it, whatever the roof.

In a smaller place like Radlett, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Radlett

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Radlett has a long history of building, with High Elms Manor about 3.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Radlett station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a shop, office or commercial unit, for instance near Harlequin Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What affects the cost of gutter surveys

A few things affect what a survey costs:

  • Height and safe access
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the exact price before you book.

Booking your survey

When you call or email, these details help:

  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Any deadline, such as an exchange date

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Your questions about gutter surveys in Radlett

Is Radlett within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Radlett station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Honest limits

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits
  • Rot or damp concealed behind fascias or inside walls

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.

What we check

  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Common roof problems in Radlett

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Most people get in touch when they’ve noticed one of these:

  • Leaves and moss blocking gutters
  • Gutters that have fallen out of line
  • Dripping or leaking gutter joints
  • Overflowing eaves gutters

If you look after a building such as St John's Church of England Infant and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • What’s outside the scope of the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. Homes in smaller places like Radlett can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Thermal imaging and drones used where they help
  • More than 5,000 surveys completed
  • An independent view of the roof

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there often is around Radlett, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photographs and recommendations.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Check we can get to the back of the property
  • Clear the way to the loft hatch
