Your questions about flat roof surveys in Micklefield Green

How do I find out if my home in Micklefield Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Micklefield Green?

Yes, Micklefield Green is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Flat roof survey in Micklefield Green: what you get

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey GRP fibreglass, single-ply membranes and felt flat roofs, and the problems we are asked to look at most are outlets choked with leaves and silt and raised blisters across the surface.

Somewhere as small as Micklefield Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Note where water lies after a downpour
  • Ask contractors to protect the roof if they work on it
  • Check new fixings through the roof are properly sealed
  • Book a survey every few years

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

The survey, step by step

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Around Micklefield Green, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • Find any records of previous roof work
  • Make sure the loft hatch can be reached

Flat roofs in Micklefield Green

With Chenies Manor House about 2 miles west, Micklefield Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near Church of the Holy Cross, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Chorleywood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What we’re asked to look at in Micklefield Green

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Look out for signs like these:

  • Splits, cracks and crazing
  • Outlets choked with leaves and silt
  • Edge trims that have lifted or split
  • Signs of deflection in the roof deck

For site and facilities teams at buildings such as Sarratt Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What a good roof survey covers

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Parts of the roof that aren’t safe to walk on or view
  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.
