Flat roof surveys for homes and businesses in Loudwater

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We are often asked to look into splits and cracks in the covering and water getting in at rooflights, on felt flat roofs, upstands and outlets and mastic asphalt.

Some older homes in villages like Loudwater are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Local flat roofs in Loudwater

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Chenies Manor House, about 2.5 miles north-west, show how far back building in the area around Loudwater goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Christ Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Anyone responsible for a site like Christ Church Chorleywood CofE School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Rickmansworth station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Questions from Loudwater

Will you come out to Loudwater?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is Loudwater in the area you cover?

Yes. Our area covers London and the South East, and Loudwater is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you give a life expectancy for the roof?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlords, agents and block managers in Loudwater

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Landlords, agents and building managers in Loudwater and across Hertfordshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

What we look for on each type of roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

What affects the price in Loudwater

All our prices include VAT. The things that change the price are:

  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Getting in touch

Before you get in touch, it’s useful to have:

  • Dates you’re working to, such as exchange
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for a house, or half a day or so for a commercial building. In a hamlet or village like Loudwater, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Useful tips for Loudwater property owners

A survey works best with a little help from you, before and after. Some tips:

  • Keep outlets clear of leaves and moss
  • Note the date and type of any roof work
  • Keep people off the roof unless they need to be there
  • Note any new marks on ceilings beneath the roof

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
