About our flat roof survey in Waterford

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. We survey felt flat roofs, single-ply membranes and GRP fibreglass, and common reasons people get in touch are signs of deflection in the roof deck and damaged trims at the roof edge.

In a small place like Waterford, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Check ceilings under the roof for damp patches
  • Keep records of when the roof was laid and what work has been done
  • Keep people off the roof unless they need to be there
  • Never stand on rooflights or fragile sheeting

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.

What affects the price in Waterford

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • Any deadline, such as an exchange date
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Waterford can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking near the property

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. For an older or listed building in a place like Waterford, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Signs you need a flat roof survey in Waterford

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

These are some of the problems a survey can pick up:

  • Loose or cracked edge trims
  • Signs of deflection in the roof deck
  • Pools of water lying on the roof
  • Splits, cracks and crazing

Take a building like Bengeo Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to check before booking

  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

What a flat roof survey looks like in Waterford

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Digswell House about 4.7 miles west, Waterford sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Hertford North station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If yours is one of the older homes in the streets near Church of St Michael and All Angels, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Waterford is about 1 mile north-west of Hertford, in Hertfordshire. Roofs in Waterford get the same thorough look as anywhere else in Hertfordshire. Our Hertfordshire coverage includes Waterford. London is in our area too.

Every address in SG14 is covered for flat roof surveys. That includes homes and businesses on High Road, Vicarage Lane and Waterford Common and the roads around them. If you’re just outside Waterford, we cover Bengeo (1 mile south-east), Chapmore End (1 mile north-east), Tonwell (2 miles north-east), Ware (3 miles east) and Thundridge (3 miles east). Common questions in Waterford

Do you cover smaller places like Waterford?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Waterford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or email us with the address.

What a flat roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • The condition of the deck or insulation hidden under the covering
  • Fragile surfaces, which we don’t walk on
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.
