About our landlord roof survey in Waterford
A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about ponding or splits on flat roofs and damaged pots and flaunching, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Waterford are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Useful tips for Waterford property owners
You don’t need to be a roofer to help. What helps most:
- Don’t wait for a leak to survey the roof
- Check your lease or ask a solicitor about who pays
- Do not store items over the loft hatch
- Give tenants a simple way to report leaks
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents frequently choose the package that suits the building.
Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
Waterford questions
Do you survey roofs for landlords with property near Hertford North station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building.
Will you come out to Waterford?
Yes, Waterford is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take an hour or two for a single let house, with blocks of flats taking longer. The written report follows by email.
Does the report help with maintenance planning?
Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.
Do you climb onto every roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
How it works
After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, it normally takes an hour or two at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Waterford can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Unlock side gates and any roof access doors
- If it is not your property yet, arrange access through the agent
- Check pets are kept safely away

Advice
Surveys for landlords and agents in Waterford
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Waterford homes and their roofs
With Digswell House about 4.7 miles west, Waterford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your home is one of the older ones in the streets near Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces like Panshanger Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you let a flat or house near Hertford North station, a dated record of the roof is useful when planning maintenance across a let.

What affects the price in Waterford
We confirm the price for your roof before you book. This is what makes a difference:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What to let us know when you contact us
We will typically ask about:
- The kind of building and roof involved
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- Dates you are working to, like exchange
To book a survey, call 07833 053749 or email us and let us know the address and what’s prompted the survey. We will confirm the price before booking.
Different roofs, different checks
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. We note what we can see.
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog leaving water standing. We check them as part of the survey.
