Independent roof leak investigations in Waterford

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

When you call or email, these details help:

  • Dates you’re working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Roof leak investigation in Waterford

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey valleys and parapet gutters, the roof space and rooflights and dormers, and people most frequently book us about staining around the chimney inside and condensation that looks like a leak.

Somewhere as small as Waterford, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Different roofs, different checks

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Waterford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Make sure the loft hatch can be reached
  • Mention any parking restrictions on your street

Advice

Questions from Waterford

Does a conservation area affect roof work in Waterford?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Waterford?

Yes, Waterford is one of the places we work. The survey and report are the same in Waterford as anywhere else.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Roof leak investigations around Waterford

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. About 4.7 miles west lies Digswell House, a reminder of how long the area around Waterford has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Hertford North station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If yours is one of the older homes in the streets near Church of St Michael and All Angels, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • The repair itself (the investigation finds and reports the cause)
  • Structural calculations (that’s a structural engineer’s job)
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

Signs you need a roof leak investigation in Waterford

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

Most people get in touch when they’ve noticed something like this:

  • Condensation that looks like a leak
  • Leaks that appear only in driving rain
  • Damp walls below an overflowing gutter
  • Brown rings on upstairs ceilings

Take a building like Bengeo Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What a good roof survey covers

What happens if roof problems are left?

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. In a small place like Waterford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
