Why act early in Sacombe
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Around Sacombe, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

About our roof leak investigation in Sacombe
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it’s safe to see it. We survey lead flashings, slate and tile slopes and valleys and parapet gutters, and common reasons people get in touch are drips from nail tips in a cold loft and water that shows only in certain storms.
For a small place like Sacombe, the inspection is the same as anywhere: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Common questions in Sacombe
Does a conservation area affect roof work in Sacombe?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Sacombe?
We do. A small place gets exactly the same survey as a big one.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How do you tell a leak from condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
Will you definitely find the leak?
We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.
What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Sacombe can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Mention any parking restrictions on your street
- Keep pets in another room
Booking a survey
When you are ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.

What we cannot see
A survey is a close look at the leaking roof, but it cannot do everything. Its limits include:
- What’s under the covering or behind the plaster
- A promise to find every leak on a single visit
- Carrying out the fix
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Valleys and parapet gutters
- Lead flashings
- Chimney stacks
- Flat roof details
- The roof space
- Rooflights and dormers
- Slate and tile slopes
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Practical tips
Most of what helps is simple and safe from the ground. A few suggestions:
- Let us know if there are tanks or pipes in the loft
- Have an electrician check any wet fittings
- Write down the wind direction and rain when it leaks
- Check the loft is accessible
We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.
