Gutter survey in Sacombe, Hertfordshire

Gutter surveys for homes and businesses in Sacombe
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Common reasons to book are brackets that have dropped or snapped and leaks at the gutter joints, on valley gutters, parapet and box gutters and outlets and hoppers.
Some older homes in villages like Sacombe are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we can’t see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Pipes below ground level
- Gutters out of sight from each safe vantage point
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Sacombe frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- The findings are written up with photos and recommendations.

Advice
Other services in Sacombe
Before and after the survey
Small things make a difference. Our tips:
- Have overhanging branches cut back
- Look out for overflows when it pours
- Book gutter clearing once a year, more frequently near trees
- Leave gutter checks at height to someone equipped for it
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Different roofs, different checks
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.
Common questions in Sacombe
Do you survey roofs for landlords with property near Watton-At-Stone station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Sacombe listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Gutter surveys around Sacombe
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Sacombe has a long history of building, with Aston Bury about 3.7 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Watton-At-Stone station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Katherine, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why act early in Sacombe
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
