Thermal roof survey in Sacombe: what you get

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We survey flat roofs, commercial roofs and insulated roof spaces, and people most frequently book us about water getting in at parapets and stacks and missing or slipped insulation.

Some older homes in villages like Sacombe are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Useful tips for Sacombe property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep the heating on as usual before a heat loss survey
  • Photograph damp patches with the date
  • Clear a path to the loft hatch before we arrive
  • Check from ground level or a window, never by climbing

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.

What we cannot see

It is a careful look at the roof, not the whole story. Its limits include:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • Seeing water directly, as the camera shows temperature, not moisture

FAQs for Sacombe

Will you come out to Sacombe?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Sacombe listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How long does the survey take?

It usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why get it checked now?

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Drones, thermal imaging and Sacombe roofs

Aston Bury, about 3.7 miles west, is one of the historic houses in the wider area around Sacombe. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

What we’re asked to look at in Sacombe

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

These are some of the problems a survey can pick up:

  • Areas of a flat roof that may hold water
  • Water getting in at parapets and stacks
  • Cold spots on ceilings under the roof
  • Heat escaping through the roof

If yours is one of the older homes in the streets near Church of St Katherine, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • Their report turnaround times
  • Their track record with similar roofs
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report

What to expect from a roof survey

How the survey works

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Sacombe can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • If you are buying, check with the agent that we can get in
  • Jot down any questions you want answered
