Tips that help

Small things make a difference. Our tips:

  • Look for new stains after a downpour
  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof
  • Raise snags in writing with your roofer

The report gives your roofer a clear list to work through. If there is a dispute, it’s between you and your roofer or builder, and our part is to report what we see.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.

About our new roof snagging in Waterford

Our snagging inspections cover Waterford and the rest of London and South East England. A visit usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. We inspect as far as it is safe to see including by drone where it applies. You then get a report with photos. We inspect on weekdays and at weekends. Common reasons to book are gutters blocked by building debris and flashings not properly dressed or fixed, across loft conversions and dormers, replacement roofs and new flat roofs.

Older buildings in small places like Waterford may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How it works

The visit has one job: to see as much of the new roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours for most homes, depending on how much new work there is to check. In a small place like Waterford, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.

What affects the price in Waterford

Prices always include VAT. The things that change the price are:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Booking your survey

These details help when you get in touch:

  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Waterford homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. With Digswell House about 4.7 miles west, Waterford sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Hertford North station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Do you need new roof snagging in Waterford?

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

We’re often asked to look at:

  • Signs of condensation in the loft space
  • Damage to other parts of the building
  • Loose or badly finished ridge tiles
  • Flashings not properly dressed or fixed

If yours is one of the older homes in the streets near Church of St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • How they plan to inspect the roof safely
  • What exactly goes into their report
  • Which limits apply to the survey
  • When you will get the report

Waterford questions

Do you carry out roof surveys in Waterford?

We do. The survey and report are the same in Waterford as anywhere else.

Is my home in Waterford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey in bad weather?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

What’s the best time to have a new roof checked?

Before the final payment is best so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

Will you check every nail and clip?

No. We do not open up the new roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Why act early in Waterford

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. In a small place like Waterford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Why choose Independent Roof Survey in Waterford

  • Professional indemnity and public liability insurance
  • Package prices that include VAT
  • An independent look at the roof
  • CAA-registered drone operator (Flyer ID and Operator ID)

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles where we can see them.
