About our roof survey in Waterford

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. We are often asked to look into flashings that have come away from the wall and standing water on a flat roof, across ridges, hips and valleys, lead flashings and chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Ask about a flat roof on an extension or garage too
  • Mention any damp patches when booking
  • Leave roof access to professionals
  • Find records of any re-roofing or repairs

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

Waterford: your questions answered

Does a conservation area affect roof work in Waterford?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Waterford?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What a roof survey looks like in Waterford

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Waterford has a long history of building, with Digswell House about 4.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like Bengeo Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Hertford North station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as Panshanger Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

How the survey works

After the inspection, everything we found is written up as a written report with photographs. As for time on site, it normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Waterford, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Advice

What a roof survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Chimney stacks
  • Flat roofs
  • The roof space
  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Why it is worth a survey now in Waterford

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Older and listed buildings around Waterford may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
