How a roof survey works in Bengeo

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey flat roofs, ridges, hips and valleys and the roof space, and the problems we’re asked to look at most are cracked mortar along the ridge and lifted, split or missing lead flashings.

In a smaller place like Bengeo, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are. A visit to a smaller place like Bengeo is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Mention any parking restrictions on your street

Advice

Local roofs in Bengeo

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Anyone responsible for a site like Mill Mead Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Hertford East station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of Saint Leonard, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Bengeo is about 1 mile north of Hertford, in Hertfordshire. We carry out roof surveys in Bengeo for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Across Hertfordshire, we cover Bengeo and the places around it. There’s also a page for London.

Roof surveys in SG14, SG13 and SG12 work the same way as everywhere else we cover. We cover properties on New Road, Mill Road and The Avenue and the roads around them. We also cover Waterford (1 mile north-west), Chapmore End (2 miles north), Ware (2 miles east), Tonwell (2 miles north) and Thundridge (3 miles north-east). Larger places within reach include Stevenage (8 miles north-west), St Albans (11 miles west), Bishop's Stortford (11 miles north-east), Welwyn Garden City (5 miles west), Harpenden (12 miles west) and Hitchin (13 miles north-west).

Your questions about roof surveys in Bengeo

Does a conservation area affect roof work in Bengeo?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Bengeo within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Landlords, agents and block managers in Bengeo

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

What we look for on each type of roof

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates.

Why act early in Bengeo

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Around Bengeo, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
