Bengeo Pre-Purchase Roof Survey
Wondering about the roof at a property in Bengeo? We carry out pre-purchase roof surveys in Bengeo and across Hertfordshire, with plain-English findings.
- Lead that has worked loose at a wall or chimney
- Ponding, blisters or splits on a flat roof
- Sagging ridge lines or uneven roof slopes
How a pre-purchase roof survey works in Bengeo
A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both. We are often asked to look into sagging ridge lines or uneven roof slopes and bitumen or mortar used in place of proper repairs, across lead flashings and valleys, clay and concrete tiles and chimney stacks.
In a smaller place like Bengeo, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most houses, though large, tall or awkward roofs take more time. Parking around Bengeo is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Note where any stains or damp appear
- Jot down any questions you want answered
Book a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

FAQs for Bengeo
Do you cover smaller places like Bengeo?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is my home in Bengeo listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you need to get into the loft?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Can you survey in bad weather?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
When to book a survey in Bengeo
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Things that often lead to a survey include:
- Flashings that have lifted or split
- Sagging ridge lines or uneven roof slopes
- Blistered or split felt on a flat roof
- Old water stains in the loft space
If you own a rental within reach of Hertford East station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- What the report includes, and whether it has photographs
- Whether the inside of the roof is included
- When you’ll get the report
- Whether they hold professional indemnity and public liability insurance
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Prices for pre-purchase roof surveys in Bengeo
The price reflects the time and kit the roof needs. The main factors are:
- The size of the roof
- The type of building, from a house to a block or an office
- The height of the building and how the roof can safely be seen
- Basic, Standard or Premium
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Booking your survey
We will usually ask about:
- Any marks or damp showing indoors
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from ground level or a window
- What’s prompted the survey
Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Rented homes, blocks and businesses
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
What a pre-purchase roof survey looks like in Bengeo
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you live in an older home near Church of Saint Leonard, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How the survey changes by roof type
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
