Drone roof surveys near Bengeo

How a drone roof survey works in Bengeo

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we’re there to survey. We survey flat roofs on upper floors, fragile roofs and chimney stacks, and common reasons people get in touch are plant growth and moss on the roof and debris building up in hidden gutters.

Around Bengeo, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at a typical home, though large, tall or awkward roofs take more time. A visit to a smaller place like Bengeo is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Dig out any old roof reports or invoices
  • If you are buying, let the agent know when we’re coming

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • Roofs and gardens beyond the one we are surveying
  • A flight where airspace permission is refused
  • Whether the roof structure meets design loads

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roofs we survey in Bengeo

  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Tall and steep roofs

Do you need a drone roof survey in Bengeo?

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

A survey makes sense if you’ve noticed:

  • Debris building up in hidden gutters
  • Lead work pulling away at abutments
  • Wind damage high on the roof
  • Chimney tops in poor condition

If you look after a building such as Mill Mead Primary School, big roofs are where aerial photos and thermal images show the most at once.

Before booking anyone

  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • What the survey won’t cover

What to expect from a roof survey

What we look for on each type of roof

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We do not test for it, but we flag it so a specialist asbestos surveyor can check.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Surveys for landlords and agents in Bengeo

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Airspace, weather and Bengeo roofs

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Before any flight, we check the Drone Safety Map for airspace restrictions.

Take an older house close to Church of Saint Leonard: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For hotels and guest houses around Bengeo, a roof problem found early is far less disruptive than one found by a guest.

Questions from Bengeo

Do you cover smaller places like Bengeo?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are there drone restrictions around Bengeo?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What happens next?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
