FAQs for Lower Titmore Green

Is my home in Lower Titmore Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Lower Titmore Green?

Yes, Lower Titmore Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we will plan the survey around it.

Is a flat roof survey the same as a building survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Flat roof survey in Lower Titmore Green

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. Common reasons to book are failed seals around rooflight kerbs and dips that suggest the deck is deflecting, across mastic asphalt, upstands and outlets and GRP fibreglass.

Somewhere as small as Lower Titmore Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we cannot see

It’s useful to know what a survey won’t do before booking:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

What we check

  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Lower Titmore Green, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Different roofs, different checks

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

Why get it checked now?

Before replacing a flat roof, it helps to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Lower Titmore Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Local flat roofs in Lower Titmore Green

With Knebworth House about 3.5 miles south, Lower Titmore Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings like Wymondley Junior Mixed and Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Stevenage station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.
