Flat roof survey in Blackmore End: what you get
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or use the contact form with the address and an idea of the roof’s size. If you’re worried about dips that suggest the deck is deflecting and edge trims that have lifted or split, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Blackmore End, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the deck or insulation hidden under the covering
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.
What we check
- Felt flat roofs
- GRP fibreglass
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
Practical tips
From years of surveys, a few habits stand out:
- Ask contractors to protect the roof if they work on it
- Keep records of when the roof was laid and what work has been done
- Check ceilings under the roof for damp patches
- Make sure new fixings through the roof are properly sealed
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Somewhere as small as Blackmore End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent
- Check the loft hatch can be reached
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What a flat roof survey looks like in Blackmore End
With Shaw's Corner about 1.6 miles east, Blackmore End sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near St Peter, the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like Kimpton Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Your questions about flat roof surveys in Blackmore End
Is my home in Blackmore End listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like Blackmore End?
Yes. Blackmore End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you walk on the flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Does the report include photographs?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Common roof problems in Blackmore End
Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.
People normally book a survey when they’ve noticed one of these:
- Ponding water that does not drain away
- Outlets that hold water back
- A sagging deck under the covering
- Blisters and bubbles in the covering
Landlords with a home close to Harpenden station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How the survey changes by roof type
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
