Flat roof surveys in Batford

Flat roof surveys for homes and businesses in Batford

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about signs of deflection in the roof deck and water getting in at rooflights, we can find out what’s behind it, on mastic asphalt, EPDM rubber and upstands and outlets alike.

In a smaller place like Batford, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later.

Leave it or get it looked at?

Flat roofs cannot typically be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Around Batford, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Prices for flat roof surveys in Batford

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

When you call or email, these details help:

  • Any deadline, such as an exchange date

Batford questions

Is my home in Batford listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Batford within the area you cover?

Yes, Batford is on our map. A small place gets exactly the same survey as a big one.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How many years has my flat roof got left?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a flat roof survey doesn’t cover

It helps to know what a survey will not do before booking:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for a small flat roof at home, and longer for a large commercial one. In a smaller place like Batford, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Check pets are kept safely away

Flat and commercial roofs around Batford

Historic houses such as Childwickbury Manor, about 2.9 miles south, show how far back building in the area around Batford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark such as All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Harpenden station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Crabtree Infants' School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
