How a flat roof survey works in Amwell

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey felt flat roofs, single-ply membranes and mastic asphalt, and people most often book us about gaps at upstands and abutments and leaks around rooflights.

Flat roofs on exposed homes in small places like Amwell take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of flat roof surveys

Prices always include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Getting in touch

These details help when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them

We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or drop us an email.

Tips that help

Here are a few things we’d tell any owner:

  • Make sure new fixings through the roof are properly sealed
  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Keep clear of rooflights and fragile roof sheets

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Roof by roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Amwell can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Gather any invoices or paperwork from past roof work

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

Advice

What we are asked to look at in Amwell

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

People typically book a survey when they’ve noticed one of these:

  • Ponding water that does not drain away
  • Outlets that hold water back
  • Edge trims that have lifted or split
  • Failed upstands where the roof meets a wall

For site and facilities teams at buildings such as St Helen's Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

  • What the survey will not cover
  • When you’ll get the report
  • Whether you get a written report with photos
  • Their insurance cover

What a roof survey includes

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Fragile surfaces, which we don’t walk on
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Common questions in Amwell

Do you cover smaller places like Amwell?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Amwell?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Flat and commercial roofs around Amwell

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Amwell has a long history of building, with Childwickbury Manor about 2.6 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Harpenden station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to St Helen's Church: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
