Thermal roof surveys for homes and businesses in Blackmore End

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey commercial roofs, pitched roof slopes and ceilings below the roof, and the problems we’re asked to look at most are patches of heat loss across the roof and missing or slipped insulation.

Somewhere as small as Blackmore End, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Flying and imaging in Blackmore End

Shaw's Corner, about 1.6 miles east, is one of the historic houses in the wider area around Blackmore End. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help.

If you look after a building such as Kimpton Primary School, a view from above covers a wide roof far faster than walking it. If your house is among the older ones in the streets near St Peter, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Blackmore End questions

Will you come out to Blackmore End?

Yes. Blackmore End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you fly a drone over a roof in Blackmore End?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Luton Airport comes within about 1 mile of Blackmore End. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Will you go up on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Blackmore End needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear

Advice

Useful tips for Blackmore End property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Do not climb onto the roof to look for leaks yourself
  • Keep dated photos of any marks on ceilings
  • Clear leaves from outlets and gutters each autumn
  • Remember the conditions on the day affect the results

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.

What we look for on each type of roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • What’s inside walls or under coverings, without opening up
  • Insulation values or heat loss calculations
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What affects the cost of thermal roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Booking your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • What made you get in touch
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
