Thermal roof surveys for Lea Valley homes and businesses

Thermal roof surveys for homes and businesses in Lea Valley

Thermal imaging is useful when a damp patch has no clear cause. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey loft conversions, flat roofs and commercial roofs, and the problems we’re asked to look at most are damp around roof outlets and upstands and cold areas below the roof.

Somewhere as small as Lea Valley, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the price in Lea Valley

Several things affect the price of a survey:

  • Roof area
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

When you call or email, these details help:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

How the survey changes by roof type

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Around Lea Valley, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached

Getting a price

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations
  • Clear results when the conditions on the day are poor

Lea Valley questions

Will you come out to Lea Valley?

Yes, Lea Valley is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Lea Valley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a thermal survey trace a roof leak?

It often helps show where to look. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Can a thermal camera see water?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Talk to us about the weather when booking
  • Leave the roof to people with safe access
  • Move stored items away from the loft hatch
  • Note where damp appears and after what weather

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Thermal roof surveys in Lea Valley: local notes

Historic houses such as Shaw's Corner, about 2.5 miles north-east, show how far back building in the area around Lea Valley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. The flight restriction zone around Luton Airport comes within about 2 miles of Lea Valley. Where the drone is part of the survey, the exact boundary is checked for the address first.

Take a building like High Beeches Primary School: thermal images can show where wet insulation sits under a big flat roof. The streets around a church like All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
