Chimney survey in Lea Valley, Hertfordshire
A survey of chimney stacks, pots, flashings and flaunching in Lea Valley, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Damaged chimney pots and cowls
- Redundant stacks capped without ventilation
- Bricks with flaking faces
How a chimney survey works in Lea Valley
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photos and recommendations. Common reasons to book are redundant stacks capped without ventilation and mortar washing out of the joints, on chimney pots and cowls, chimney breasts and brick chimney stacks.
Somewhere as small as Lea Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Questions from Lea Valley
I let a flat near Harpenden station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Is Lea Valley within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Landlord and commercial surveys in Lea Valley
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
What a survey costs
Our packages start from £150, including VAT. What you pay for your roof depends on:
- The package you choose: Basic, Standard or Premium
- How big the roof is
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.
What to tell us when you get in touch
You do not need to know any roofing terms. It’s enough to tell us:
- What’s prompted the survey
- Any photos you have, taken from ground level or a window
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
A quick phone call is normally the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Signs you need a chimney survey in Lea Valley
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
It’s worth booking a survey if you’ve seen:
- Disused chimneys trapping moisture
- Staining on walls around the chimney
- Pots or cowls that look unsafe
- Frost-damaged brickwork on the stack
Take a building like High Beeches Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- How long they’ve been surveying roofs
- What’s outside the scope of the survey
- What happens after the report arrives
- Whether they hold professional indemnity and public liability insurance
What a chimney survey looks like in Lea Valley
With Shaw's Corner about 2.5 miles north-east, Lea Valley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
Homes near green spaces like Lydekker Park can get more leaves in their gutters in autumn. If your home is one of the older ones in the streets near All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Lea Valley is about 1 mile east of Harpenden, in Hertfordshire. Whether the building in Lea Valley is a house, a flat or a commercial unit, we can survey the roof. Lea Valley is one of the towns and villages in Hertfordshire where we work. For surveys nearby, see our London page.

Why it’s worth a survey now in Lea Valley
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. In a small place like Lea Valley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Around Lea Valley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- Keep pets out of the way during the survey
- Leave side gates unlocked
- For flats, check roof access has been agreed
