Drone roof survey in Lea Valley

Drones need reasonable weather. Strong wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. Typical surveys look at worn lead at chimneys and walls and moss building up on slopes and in gutters, on tall and steep roofs, flat roofs on upper floors and large and complex roofs.

In a small place like Lea Valley, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Leave it or get it looked at?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It’s useful for planning maintenance over the years. In a place like Lea Valley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Drones, thermal imaging and Lea Valley roofs

The flight restriction zone around Luton Airport comes within about 2 miles of Lea Valley. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

The streets around a church like All Saints are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as High Beeches Primary School, a view from above covers a wide roof far faster than walking it. Historic houses such as Shaw's Corner, about 2.5 miles north-east, show how far back building around Lea Valley goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the slates, tiles or felt
  • Close-up photos of next door’s property
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

How we price drone roof surveys

A few things affect what a survey costs:

  • House, block, shop or office
  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you contact us

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Once you know what you need, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.

Different roofs, different checks

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. We photograph them closely, as far as the flight allows.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Your questions about drone roof surveys in Lea Valley

Will you come out to Lea Valley?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Lea Valley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Does the report include photos?

Yes. Photos are part of every report.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does your drone take thermal images?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey.

Does the drone show the underside of the roof?

No. It sees only the outer surfaces. Leaks, damp timbers and condensation frequently show first from inside, so we check the loft too where we can.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • A word with neighbours beforehand helps
  • Share the postcode so we can check for restrictions
  • Make sure there is room outside for the drone to take off
  • Clear the loft hatch so we can check inside too

Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, so small faults are dealt with early.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Lea Valley needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
