Drone roof surveys in The Folly

Drone roof survey in The Folly: what you get

Before any flight, we check the airspace. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. We’re often asked to look into cracked flaunching or loose chimney pots and flashings that have come away, on fragile roofs, chimney stacks and large and complex roofs.

Villages like The Folly often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What affects the price in The Folly

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

What to tell us when you contact us

These details help when you get in touch:

  • Your timetable, like an exchange date
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

Questions from The Folly

Is my home in The Folly listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is The Folly within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a hamlet or village like The Folly, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. We also look inside the loft space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street

Landlord and commercial surveys in The Folly

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Leave it or get it looked at?

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. Where a roof is exposed, as many are in small places like The Folly, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

How the survey changes by roof type

Ridges and hips

Wind lifts loose ridge and hip tiles. Spotting them early stops them falling.

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.
