Landlord Roof Survey in The Folly
Find out what’s going on with the let or shared roof before you spend money on it. We carry out landlord roof surveys in The Folly.
- Choked outlets and gutters
- Cracked or lifting flashings
- Mortar falling from ridges and verges
What happens if roof problems are left?
Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Where a roof is exposed, as many are in small places like The Folly, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
Why us?
- Drone and thermal imaging surveys available
- More than 20 years surveying roofs
- An independent view of the roof
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Landlord roof surveys for homes and businesses in The Folly
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed ceiling stains reported by tenants and leaking joints at party walls, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Roof by roof
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.
Pitched roofs on houses and blocks
On older pitched roofs, the fixings and underlay often fail before good slates or tiles. We note what we can see.

Local roofs in The Folly
With Shaw's Corner about 2 miles north-east, The Folly sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live in an older home near St Helen's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Harpenden station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
The Folly is about 2 miles east of Harpenden, in Hertfordshire. We cover The Folly and the rest of Hertfordshire. Our area takes in places right across Hertfordshire. For surveys nearby, see our London page.

What we are asked to look at in The Folly
People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, particularly on taller buildings.
Typical things we are asked to look at include:
- Damaged party-wall upstands or parapets
- Chimney stacks in poor repair
- Damp or stains in top-floor flats
- Gaps where tiles or slates have slipped
Anyone responsible for a site like St Helen's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey works
We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around The Folly often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
How to prepare
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Leave side gates unlocked

The Folly: your questions answered
Will you come out to The Folly?
Yes, The Folly is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you survey roofs for landlords with property near Harpenden station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
What does a roof survey cost?
Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
How long does the survey take?
It normally takes about one to two hours for a single let house, with blocks of flats taking longer. The report follows by email.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
What you can safely check yourself
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
