Roof leak investigation in The Folly: what you get
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’re worried about wet patches high on an inside wall and water dripping from rafters or underlay, we can find out what’s behind it, whatever the roof.
In a village or hamlet like The Folly, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Wind, rain and roofs in The Folly
About 2 miles north-east lies Shaw's Corner, a reminder of how long the area around The Folly has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.
If you live in an older home near St Helen's Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you look after a building such as St Helen's Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Harpenden station, a tenant living with a leak needs the cause found, not just the stain painted over.
The Folly is about 2 miles east of Harpenden, in Hertfordshire. The Folly is one of many places we visit across Hertfordshire. We cover towns and villages across Hertfordshire, large and small. London is in our area too.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as The Folly, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photographs, the likely entry point and recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- If it is not your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at

Roof by roof
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped.
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.
Leave it or get it looked at?
Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Older cottages and farmhouses around The Folly can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Common questions in The Folly
Is my home in The Folly listed or in a conservation area?

Are you insured?
We are covered by professional indemnity and public liability insurance.
What happens next?
The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What will the report tell me?
