Independent roof leak investigations in Batford

How a roof leak investigation works in Batford

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey slate and tile slopes, flat roof details and valleys and parapet gutters, and people most often book us about brown rings on upstairs ceilings and leaks at a dormer or roof window.

In older homes around places like Batford, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Defects hidden under coverings or inside walls without opening up
  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we look at

  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space
  • Lead flashings
  • Slate and tile slopes

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Batford questions

Is my home in Batford listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Batford?

Yes, Batford is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or email us with the address and a few details.

Why doesn’t the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or email us.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Write down the wind direction and rain when it leaks
  • Photograph the stain each time it appears
  • Tell us about any past repairs to the roof
  • Leave roof access to professionals

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most houses, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Batford, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Make sure the loft hatch can be reached
  • Keep pets inside or away from the areas we are looking at
  • Let us know about any leaks, stains or damp patches you know of

Advice

Wind, rain and roofs in Batford

About 2.9 miles south lies Childwickbury Manor, a reminder of how long the area around Batford has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to All Saints: water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings like Crabtree Infants' School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Harpenden station, tracing a leak quickly matters when a tenant is living with it.

Batford is about 1 mile north-east of Harpenden, in Hertfordshire. We carry out roof leak investigations for homeowners, landlords and businesses in Batford and the surrounding area. Across Hertfordshire, we cover Batford and the places around it. There’s also a page for Milton Keynes.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

Why it’s worth a survey now in Batford

Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Homes in smaller places like Batford can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
