Gutter surveys for homes and businesses in Batford
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey parapet and box gutters, fascias and soffits and eaves gutters, and common reasons people get in touch are soffits marked by water and downpipes that are split or coming away.
In a smaller place like Batford, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, though large, tall or awkward roofs take more time. A visit to Batford is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Preparing for the visit
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
Different roofs, different checks
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

Questions from Batford
Does a conservation area affect roof work in Batford?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Batford?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
What does a gutter survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or send us an email.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will I get photos?
Yes. Photos are taken throughout the survey, and they go into the written report.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
Signs you need a gutter survey in Batford
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
These are some of the problems a survey can pick up:
- Joints that drip after rain
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
- Hoppers and outlets full of debris
For landlords with property near Harpenden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. In an older home around Batford, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Batford homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.9 miles south lies Childwickbury Manor, a reminder of how long the area around Batford has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Crabtree Infants' School: a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys
Over many surveys, some simple habits stand out:
- Check that downpipes are firmly fixed to the wall
- Have gutters cleared at least once a year
- Have overhanging branches cut back
- Look for green streaks or damp patches on walls
If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
