Flat roof surveys in Monkswood

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a small place like Monkswood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Flat roof surveys for homes and businesses in Monkswood

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at damaged trims at the roof edge and cracked or split membrane, across single-ply membranes, felt flat roofs and GRP fibreglass.

Older buildings in small places like Monkswood may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Monkswood

Is my home in Monkswood listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Monkswood in the area you cover?

We do. The survey and report are the same in Monkswood as anywhere else, and visits run on weekdays and weekends.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How long is the visit?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.

What will the report tell me?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we’ll identify it on the day.

Common roof problems in Monkswood

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

A survey makes sense if you’ve noticed:

  • A sagging deck under the covering
  • Raised blisters across the surface
  • Standing water left after rain
  • Blocked or damaged outlets

Shop and office owners around Howard Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Before booking any roof surveyor

  • What they will not be able to tell you
  • Is VAT included in the price?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive

What a good roof survey covers

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Monkswood needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at

Surveys for landlords and agents in Monkswood

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Roof by roof

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Flat roof surveys in Monkswood: local notes

With Digswell House about 0.1 miles south-west, Monkswood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Landlords with a home close to Welwyn North station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to The Parish Church of St John: the joins between later flat roofs and the old walls are where problems normally start.
