How a flat roof survey works in Sopwell
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Typical surveys look at a sagging deck under the covering and water getting in at rooflights, on single-ply membranes, mastic asphalt and felt flat roofs.
Flat roofs in smaller places like Sopwell can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Flat roofs in Sopwell
There are several hotels within about a mile and a half of Sopwell. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
The streets around a church such as St. Julian's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. Historic houses like Batchwood Hall, about 2.1 miles north-west, show how far back building around Sopwell goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. Hotels and guest houses near Sopwell can’t easily close rooms for a leak, so it is worth knowing the roof’s condition.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Why it’s worth a survey now in Sopwell
A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Tradespeople may need to travel further to a smaller place like Sopwell, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What happens on the day
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to Sopwell is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Show us where any leaks or stains appear
- Keep pets inside or away from the areas we’re looking at
- Clear the way to the loft hatch

Advice
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Sopwell: your questions answered
Do you cover smaller places like Sopwell?
Yes. Sopwell is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Sopwell?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you go up onto the roof?
Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.
Can you tell me how long my flat roof will last?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
What we look for on each type of roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
