Roof surveys across AL1: what to expect

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey lead flashings, ridges, hips and valleys and the roof space, and common reasons people get in touch are leaking gutter joints and downpipes and gaps in the roof where coverings have gone.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across AL1

From St Albans, Bernards Heath and London Colney to smaller places, people across AL1 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in AL1. Flights that need permission only go ahead once it’s given.

St Albans: Historic houses such as Batchwood Hall, about 1.5 miles north-west, show how far back building around St Albans goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you run a business near The Maltings, a roof report helps plan work around trading rather than after a leak.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Prices for roof surveys in AL1

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen
  • Features like valleys, chimneys, dormers and parapets

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Helping us price your survey

These details help when you get in touch:

  • The address and postcode of the property
  • Your timetable, like an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What happens if roof problems are left?

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • Whether you can ask questions once you have the report
  • Will the report include photos?
  • Are they insured for the work?

Roof by roof

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

AL1: your questions answered

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Can you survey in bad weather?

Light rain does not typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
