How a flat roof survey works in Wadesmill
If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We survey upstands and outlets, felt flat roofs and GRP fibreglass, and people most frequently book us about upstands pulling away from walls and splits, cracks and crazing.
Some older homes in villages like Wadesmill are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a flat roof survey does not cover
A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:
- Fragile surfaces, which we don’t walk on
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What our survey covers.
Roof types and parts we check
- Felt flat roofs
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- Single-ply membranes
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Useful tips for Wadesmill property owners
There’s plenty you can do without going near the roof. What helps most:
- Keep records of when the roof was laid and what work has been done
- Treat rooflights and old sheeting as fragile
- Ask whoever fits equipment on the roof to make good the covering
- Note where water lies after a downpour
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
How the survey changes by roof type
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

What a flat roof survey looks like in Wadesmill
About 4.6 miles east lies Much Hadham Palace, a reminder of how long the area around Wadesmill has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For site and facilities teams at buildings such as Thundridge Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as Parish Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Ware station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Wadesmill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Make sure the loft hatch can be reached
- Find any records of previous roof work
- If the roof is shared, arrange access with whoever manages the building

Wadesmill questions
Is Wadesmill within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Wadesmill?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is ponding on a flat roof a problem?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
