Flat roof surveys for homes and businesses in Berden
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you’re worried about ponding water that doesn’t drain away and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Berden are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a flat roof survey looks like in Berden
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Newport (Essex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why get it checked now?
Flat roofs can’t normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like Berden, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Berden frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.

What affects the price in Berden
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The package you choose: Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What to tell us when you get in touch
You do not need to know any roofing terms. It is enough to tell us:
- When you need the report by
- The property’s address and postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Signs you need a flat roof survey in Berden
People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.
Look out for signs like these:
- Water getting in at rooflights
- Blistering in felt or asphalt
- Edge trims that have lifted or split
- Pools of water lying on the roof
For an older house near a landmark such as St. Nicholas Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
What to check before booking
- Their track record with similar roofs
- When you’ll get the report
- Which limits apply to the survey
- Whether the loft space is looked at, where there is one
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the membrane without opening it up
- Parts of the roof that aren’t safe to walk on or view
- A structural engineer’s assessment of the deck
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

Your questions about flat roof surveys in Berden
How do I find out if my home in Berden is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Berden?
Yes, Berden is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or email us with the address.
Do you take photos of the roof?
Yes. The report includes photos of what we found.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
