Flat roof surveys for homes and businesses in Clavering
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photographs and our recommendations. If you’ve noticed ponding water that doesn’t drain away and dips that suggest the deck is deflecting, we can find out what’s behind it, on single-ply membranes, upstands and outlets and felt flat roofs alike.
Somewhere as small as Clavering, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Clavering: your questions answered
Do you cover Clavering?
We do. Every survey there gets the same written report with photographs.
How do I find out if my home in Clavering is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
How long will you be at the property?
It usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.
Can you tell me how long my flat roof will last?
A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s assessment of the deck
- Asbestos testing, which needs a specialist asbestos surveyor
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

How we price flat roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- The use of thermal imaging or a drone
- How big the roof is
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
Getting in touch
Here’s what helps us most when you contact us:
- The property’s address and postcode
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
- The type of building and roof, such as pitched or flat
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.
What happens if roof problems are left?
A small split in a flat roof is typically a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Around Clavering, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
Why us?
- Visits on any day of the week
- Independent findings on the roof’s condition
- CAA-registered drone operator (Flyer ID and Operator ID)

Landlords, agents and block managers in Clavering
Letting agents and landlords in Clavering book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.
Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Flat roof surveys in Clavering: local notes
In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you look after a building such as Clavering Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Newport (Essex) station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Church of St Mary and St Clement, the joins between later flat roofs and the old walls are where problems usually start.

What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two at a typical home, and more on a big or complicated roof. Older roofs in small places like Clavering can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at
- Dig out any old roof reports or invoices
