Wicken Bonhunt Flat Roof Survey
We take a careful look at the flat roof at your property in Wicken Bonhunt, and put it all in a written report with photos.
- Dips that suggest the deck is deflecting
- Failed upstands where the roof meets a wall
- Ponding water that doesn’t drain away
About our flat roof survey in Wicken Bonhunt
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at cracked or split membrane and water getting in at rooflights, across mastic asphalt, upstands and outlets and single-ply membranes.
Flat roofs on exposed homes in small places like Wicken Bonhunt take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

When you need someone else
A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we do not walk on
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Upstands and outlets
- Felt flat roofs
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- EPDM rubber
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take about 1–2 hours at most homes, and longer for a large or complex roof. For a village or hamlet like Wicken Bonhunt, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Show us where any leaks or stains appear
- Make sure pets are kept safely away
- Move anything stored under the loft hatch

Advice
How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
What affects the cost of flat roof surveys
All our prices include VAT. The things that change the price are:
- Which survey package you book
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
Booking your survey
There’s no need for technical words. Just tell us:
- Any photos you have, taken from the ground or a window
- Dates you’re working to, like exchange
- The address and postcode of the property
- What’s prompted the survey
Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Leave it or get it looked at?
If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Where a roof is exposed, as many are in small places like Wicken Bonhunt, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Wicken Bonhunt: your questions answered
Do you carry out roof surveys in Wicken Bonhunt?
Yes, Wicken Bonhunt is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
How do I find out if my home in Wicken Bonhunt is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Is ponding on a flat roof a problem?
Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
Local flat roofs in Wicken Bonhunt
The wider area around Wicken Bonhunt has a long history of building, with Audley End House about 3.7 miles north-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If yours is one of the older homes in the streets near Church of St Margaret, the joins between later flat roofs and the old walls are where problems typically start. For landlords with property near Newport (Essex) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Joyce Frankland Academy, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

What else we do in Wicken Bonhunt
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Keep outlets clear of leaves and moss
- Note where water lies after a downpour
- Limit foot traffic on the covering
- Watch the ceilings below the flat roof for stains
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
